It's rarely effort. It's three gaps.

In my experience, most GCs aren't missing money because they don't care. They're missing a strategic process, working knowledge of each supplement type, and a clear way to ask. Miss any one, and money stays in the file.

Most GCs react to each claim as it comes. There's no set way to review the whole file, decide what happens before production, and track what's still open. So every claim gets handled a little differently, and things fall through.

Approval means the carrier agreed to what it saw. It doesn't mean the estimate has everything the roof needs. Your roof can be approved and still be financially wrong.

Finding it is only half the job. When a supplement is approved, the ACV funds are released to the homeowner, not to you. The letter is how they come back.

  1. Supplement gets approved.
  2. ACV funds are released to the homeowner.
  3. You send your supplement letter with a self-addressed stamped envelope.
  4. The funds come back. The job stays funded.

By the end of the job, it should be almost paid up.

Every missed item fits a specific classification. The classification decides the request, the timing, and the documentation. Not a guess.

Work doesn't start on a trade until the funding for that trade is confirmed. That protects cash flow and prevents rework.

A file isn't done when the crew leaves. It's done when approved items, completed work, incurred costs, and remaining funds have been compared and closed out.
